The main house

GENERAL :

The interior surface of the main house alone is 177m2 of which 111 m2 is classified as ‘surface habitable’ with a further 81 m2 of exterior space.

The entire property has double glazed windows and French doors. Heating is a mix of pellet burner, electric radiators and reversible air conditioning.

Unusually for a ‘maison de village’ the main living accommodation is on the ground floor which is very practical and also means that the living areas have the outside courtyard directly accessible on the same level.

All the exterior doors are fully glazed which lets light in and views out. Each level of the house has its own, easily accessible outside space.

GROUND FLOOR :

Courtyard entrance with access to the kitchen, reception room, workshop and guest house with a great garden as well that is kept clean with the use of a Japanese Knotweed Specialist UK. Plus an exterior staircase giving direct access to the large first floor terrace with another entrance to the main house on the first floor level.

Dining room – 29 m2

A large dining room with a Roman vaulted ceiling and fitted cupboards. The dining room rear wall is part of the ancient rampart walls of the village and shows the underside of a staircase hidden within the ramparts. Double French doors in the entrance lobby off of the courtyard lead to the kitchen and dining room. The lobby has fitted cupboards and additional window.

Kitchen and Utility room – 18 m2

The kitchen is located in what used to be the stable. It has lovely exposed timber beams and original exposed stone wall. There is a built in oven and oven/microwave plus an induction hob, cooker hood and dishwasher. The kitchen is fully fitted with base and wall units with space for the kitchen table and chairs. The utility room is fully fitted with base and wall units and shelving, plumbing for washing machine and space for a tumble drier, cleaning equipment, large fridge freezer and houses the hot water tank and a water softener.

There is a second direct access from the courtyard to the kitchen and main entrance hall. The main staircase to the upper floors is from the entrance lobby in the centre of the home. A traditional Languedoc stair with oak nosings and terracotta floor tiles. The staircase is wide with half landings and wrought iron balustrade, the staircase at the centre of the house is a wonderful feature. Under the stairs is a cloakroom with WC and handbasin plus further under stair storage.

Living room – 24 m2

The main living room is to the front of the house with large windows to the front and further south facing windows to the side overlooking the courtyard. The large living room has a vaulted ceiling, built in cupboards and solid oak parquet flooring. There are satellite cables for both French and UK television.

Workshop and storeroom – 25 m2

Off of the courtyard is another utility space plumbed for a washing machine plus a very large workshop and store room that could be used for many purposes. There is further storage under the exterior staircase to the terrace.

FIRST FLOOR :

Accessed either via the main interior staircase or directly from the first floor terrace.

There are two double bedrooms on this level, both with en-suite bathrooms plus a reception room and cloakroom WC.

Reception room – 15 m2

The reception room is either used as a TV room (French satellite cable), study space or small salon with double window overlooking the courtyard. This room, as well as the landing area, has lovely original Languedoc floor tiling and . There is also a separate cloakroom WC.

The landing area has a Juliette balcony with French doors overlooking the courtyard plus a large window overlooking the courtyard and a French door to the terrace

Bedroom One – 13 m2

Bedroom one includes an en-suite dressing room area  (4 m2) plus a large shower room (5 m2). The bedroom has wonderful patterned original encaustic floor tiles. This suite to the front of the house has two sets of French doors leading to balconies overlooking the historic fountain of the ‘place’. SECOND FLOOR :

Accessed via the main interior staircase, which also has a ceiling fan and landing area with windows to the south side.

Bedroom Three – 14 m2 (16 m2 overall)

Bedroom three is a large bedroom with high ceiling and exposed beams. There are bespoke fitted wardrobes which also contain a vanity unit, basin and mirror with lighting and power socket. The wardrobes are large and deep and fitted with shelving and hanging rails. There is plenty of further storage for cases etc over the wardrobes. From this bedroom there is an access hatch to the attic space over the stairwell. Bedroom three benefits from reversible air conditioning. To the front of the house but set back from the street, this bedroom has access via a set of double French doors to a large sunny terrace with views to the old fountain and ‘place’ and to the hills and old rooftops. Shower room – 3.2 m2

The shower room on this level also has a Velux roof light and exposed beams, containing WC, basin and shower cubicle with glass shower door, mirrored cabinet, power socket and heated towel rail.

Atelier / storeroom – 9 m2

Accessed from the terrace is a further room which has been used for an atelier / studio but can also be plumbed for a utility room or simply used for storage. This space also houses the hot water tank and services for bathroom 2 and has a window to the front elevation.
